About iOwn30Days

Careful guidance for the months before you buy

iOwn30Days publishes plain-English guides to the groundwork of buying a home: credit, budgets, down payments, closing costs, pre-approval and house hunting. Our 30-day plan is about getting ready. It is not a promise to own a home in 30 days.

01 · Mission

Help people arrive at homebuying prepared

Buying a first home involves unfamiliar vocabulary, a stack of paperwork and big decisions, often made under time pressure. Our mission is to make the groundwork understandable, so that people reach the process with a clear view of their own finances and a list of the right questions to ask.

We believe a well-prepared buyer makes calmer, better-informed decisions, whether that means buying soon or deciding to wait a little longer. Both are good outcomes when they are made with real information.

02 · The name

Why thirty days?

The name is shorthand for a plan, not a timeline for buying. Getting a mortgage and buying a home usually takes longer than a month, and the pace depends on your finances, your lender and your local market, none of which we control.

What a focused month can do is cover the groundwork: reviewing your credit reports, setting a realistic budget, mapping your down payment and preparing for conversations with lenders. That is what the 30 days in iOwn30Days refers to.

03 · Coverage

What we cover, and what we don’t

Our guides follow the order of the 30-day plan, from reviewing your credit in week one to preparing for pre-approval in week four, with practical house-hunting advice for afterward.

We don’t lend or sell

iOwn30Days does not make loans, arrange financing, sell insurance or act as a broker.

We don’t recommend companies

Our guides explain how things work. They do not steer you toward specific lenders, agents or products.

We don’t give personal advice

We publish general education, not financial, legal, tax or insurance advice for your situation.

We aren’t a government agency

We link to official agencies because they are the best sources, but we are not affiliated with any of them.

04 · Standards

Our editorial standards

Official sources first

When a guide describes a rule, such as the timing of a Loan Estimate or the steps for disputing a credit report error, we base it on the published guidance of the responsible federal agency.

Plain English

We explain terms the first time we use them and choose the simpler word whenever it is just as accurate.

No promises

We do not predict approvals, interest rates, home prices or savings. Those depend on details only you and your lender can see.

General, and clear about it

We describe how things usually work in the United States and point out where rules vary by state, lender or program.

05 · Review

How our guides are reviewed and kept current

Mortgage rules, loan program requirements and assistance programs change. Every guide shows the date it was last reviewed, and we revisit guides on a regular schedule as well as whenever we learn of a relevant change to federal rules or program requirements.

When we update a guide in a meaningful way, we change its review date. If you spot something that looks out of date or inaccurate, please tell us. We look into every correction request and fix the guide when we find an error.

06 · Contact

How to reach us

Email info@iown30days.com or use our contact form. We read every message. We can’t review personal financial situations, but we welcome questions about our guides, correction requests and ideas for new topics.
